Mr. Arthur R. van der Vant, CCIM, CAI, AARE, PRI, CNE, CIPS, CRB, CRS, GRI, ABR, RECS, SRES, ePRO, the Illinois Receiver.

Appointed pursuant to the Code of Civil Procedure 735 ILCS 5, Section 15-1704, Mr. Arthur R. van der Vant is acting as the court appointed receiver in the Illinois State Courts.  Mr. van der Vant completed all requirements as specified in Chapter 805 ILCS 405/0.01: Cook County Certificate No. D10122483; Lake County Certificate on file; Du Page County Certificate No. 66900; Kendall County Certificate No. 4314; McHenry County Certificate No. 17213.  Mr. Arthur R. van der Vant primarily serves  the Circuit Court of Cook County; the Circuit Court for Nineteenth Judicial Circuit Lake County; and, the Circuit Court for Eighteenth Judicial Circuit DuPage County.  As an Officer of the Court, Mr. van der Vant works closely with judges and attorneys.

Upon appointment and immediately after Receiver’s Bond is approved by the Judge, the Illinois Receiver sends in a S.W.A.T. Team to surveillance and survey the asset. Instantaneously after the Illinois Receiver ascertains identity of occupants, Notices of Receivership are prepared and delivered to all occupants within couple of days after the appointment.  All vendors and customers related to the asset, as well as, all interested parties are notified of the Receivership.  At the same time the Illinois Receiver makes demands upon the owner parties, and/or their attorneys for records, keys, and the cash balances related to the collection of receivables per Court Order.

After appointment the Illinois Receiver develops a project overview and a plan of action to maintain operations of the subject property. When managing a property the Illinois Receiver conduct tenant interviews and evaluations.  He proceeds with abstracting the property legal, insurance, and accounting issues.  The Illinois Receiver maintains property’s books and records of the tenants, collections, vendors, utilities, and all other relevant issues. The Illinois Receiver focus first on life, safety, security, and health issues for purposes of prioritizing the list of repairs, grounds maintenance and other needs as necessary. The Illinois Receiver prepares budgets for purposes of knowing what the property can expense based on the cash flow and oversees the operational overview of the property.
