We specialize in acting as the court appointed receiver for the Circuit Court of Cook County, State of Illinois.  We will work closely with the law firm of your choice and will assist in getting your Verified Motion to Appointment of a Receiver approved by the court.


Upon appointment, we send in our S.W.A.T. Team to secure and survey the property. Notices of Receivership are delivered to occupants within the first 21 days after the court appointment.  We notify all vendors related to the property as well as all interested parties.  At the same time we make demands upon the owner parties, and/or their attorneys for books, records, keys, and the cash balances related to the collection of rents.


After appointment the Illinois Receiver develops a project overview and a plan of action to maintain operations of the subject property. When managing the property we conduct tenant interviews and evaluation.  We proceed with abstracting the property legal, insurance, and accounting issues.  We maintain property’s books and records of the tenants, collections, vendors, utilities, and all other relevant issues. We focus on the life, safety, and health issues for purposes of prioritizing the list of repairs, grounds maintenance and other needs as necessary with available funds or we will make a request for funds if life threatening issues exist, which costs cannot be met from existing income. We prepare budgets for purposes of knowing what the property can expense based on the cash flow and oversees the operational overview of the property. The type of properties that we handle are: (a) Retail; (b) Multi Family; (c) Hi-rise Finished and Unfinished Condominiums; (d) Office Buildings; (e) Industrial Properties; (f) Senior Living; (g) Recreation including Golf Courses; (h) Hospitality including Hotels; and (i) Residential.
